Allocate operating expenses by pro-rata sqft, equal share, fixed amount, or custom percentage. Apply base-year stops, fixed CAM caps, cumulative caps, and compounding caps. Variable expenses are grossed up to target occupancy when the building is partially vacant.

Proration & Billing Flexibility

Automatic first-month and end-of-lease proration using daily or 30-day conventions. Separate rent commencement dates for build-out periods. Monthly, weekly, biweekly, quarterly, and annual billing frequencies.

Seasonal & Variable Rent

Override base rent for specific calendar periods — higher rates in peak season, lower in off-season. Seasonal ranges can wrap across year boundaries and layer on top of escalations.
